Moving again...

Be a proud Redneck! A hard working person with a bit of a sun burn from hard work.
Some try to make it a derogatory term.
It don't work. Only rednecks can use the word redneck. I consider it as a term of endearment.

"Redneck" or "Culchi" {Cul-chee meaning your from a Rural Area}is a derogatory word here and causes many a flare-up depending on who says it and in what circumstances...Being alongside the Coast prior to my Health problems I was Tanned and Bronzed 12 Mth's of the year now I've to cover up even on the dullest of Days and wear long Sleeved Clothing and a Hat / Cap ...

Another of Country's great Singers has departed this World...the Gentle Giant...Don Williams...Rest in Peace Don... your Legacy lives on...

so a $200,000 house will be taxed at $70,000..??

holee...sheet......

my current home is valued at $225,000 and my taxes are under $5,000!!!!!!!! then i get "home owner occupied" and pay only half of that,,,,,,!!!!

so $2500 for the year!
NV is a great place to set up LLC'S as well if someone tried to sue me and got a judgment god forbid. i get charging order protections so wich means they can't force me to sell the asset or assets nor can they take them from that LLC. they can't even be involved with that enity. the only thing they can do is get a judgement and convert it to a lien. and i do use charging order protection for when i am sued and they don't want to settle and they want to play lawsuit lottery. guess what i can make there life a living hell for them. there's language in there stating that the one suing is responsible for my TAX liability for that LLC so the one suing me will be paying my taxes on that LLC since there so nice to put the charging order on the LLC i'll send them the tax bill just no money to help them pay the taxes;). now how long to you think that would go one before they decide they want no part of the LLC:confused-96:

Had 2 Bidders slogging it out between them...latest offer is €6,000 {$7,221}short of asking price and I ain't budging an Inch...If they want to lose a House over a pittance Sum that's their choice..........Stubborn to the end :tease:

My perseverance finally paid off...last Thursday Jean and I travelled to Cork as Aideen had several Properties lined up for us to view...Friday Morning just as we were about to begin the viewings I received a Phone call from our Auctioneer in Sligo informing me that the full asking price had been offered on our Property ...that really put us in a better frame of mind as now we were in the position to really look and take it further if we saw our desired choice...after the viewings were complete 2 Properties were being considered even though the Prices were more than I wanted to pay and took me out of my comfort Zone...

After pondering and a lot of talking over the W/E we were no closer to a solution as we were heading back to Sligo that Evening and nothing appeared to be working out...Aideen called me to one side and asked if I would trust her to do something on the spur of the Moment without Jean being any the wiser...Phoning the local Auctioneer in Mallow she arranged a viewing on a Property we had externally viewed previous but Jean had turned it down without any explanation...Aideen being more Diplomatic than I spoke to Jean in my absence at some stage and discovered that She was afraid to view it in case She fell in love with the Property...anyway skipping the "Niceties"in the long of it after we viewed it She liked the Property enough to put an offer on, to which we are now awaiting a response from the Owners via the Auctioneer if our Offer is acceptable...now its a waiting game...

The Area is a Horse-Shoe shape of Bungalows overlooking a Tree lined Green ...the average age of the People is 60+ and are all settled with no children around...the Green is regularly Mowed and apart from the Birds that's the only noise you hear...Aideen checked with the local Garda Station {Police} and they never had any cause to visit the Area which is a good thing...she also spoke to a local Resident who spoke highly of the Peace and Quietness of the Area...so now it's Game on...keeping my Fingers crossed everything works out... and it's only Minutes from the Town but in a Countryside setting with views of distant Hills and Fields...

It's a 4 Bed/Detached Bungalow...separate Garage and storage space, Garden Front and Back and not overlooked from any side The front Windows are Ground to Roof Height so plenty of Light flooding in...off Road parking and not a HOA in sight :yahoo:the Neighbours Gardens are kept tidy and neat and so far I got several waves from some as we stood on the Property talking... all looking good...

PS...Dunno if I'll get to like this new format...I hate changes of any kind...just me...

That's great news. When you were describing the neighborhood, I was going to ask whether it was governed by self-important busybodies.

Sounds beautiful.

No Thank God...this Area is Independent of any of that and it's just a coincidence that all the residents are just proud of their Gardens and keep them looking tidy...which suits me fine...Still waiting on that Phone call from the Auctioneer...

Phoned the Auctioneer this Morning...Apparently 3 Sisters are the Sellers...2 in Ireland and 1 in the US...The 2 in Ireland have agreed to the Offer and they are just waiting on the 3rd to confirm and the Auctioneer is confident she will and if I would please give him a little more time {as in Days} to complete the deal...all my conditions have been met towards guaranteeing we will not be Homeless even for a few Days between moving out of our Home in Sligo and moving to Cork because of Jean's problems...so I got off the Phone in a happier frame of mind as I was giving him until close of business this Evening to say Nay or Yea...

Good deal.

The search continues.... This Morning I had a long chat with the Auctioneer selling the House in Mallow...I was complaining about the length of time it was taking him to get a final answer from these women regarding my offer...to cut a very long story short I withdrew my offer, in doing so I did us both a favour.....seemingly one of the Women was still living in the House and did not wish to move and by her delaying tactics was putting prospective Buyers off...the Auctioneer only discovered this ploy when I forced him for an immediate answer to my offer...all along she was telling him that it was her Sister in the US that was causing the delay when in truth it was her...

He was so frustrated he phoned the US only to be told by the Woman that she thought the House was already sold...immediately he removed the House from his list and Billed the Woman in the House for Several Thousands of Dollars for Services over the last 3 1/2 Months...on top of that She had to outbid my last offer to retain the House as she has to buy out her Sisters so combining both Monies she is out of Pocket by as least $20,000 on top of what she has to pay her 2 Sisters...

If I had persisted with my offers he would have had to negotiate each one not knowing she always going to outbid me by $1,000 each time until I would finally withdraw but he made sure both Sisters knew exactly how much she had turned down so that's a beautiful placed kick to her :bootyshake: where it will hurt the most...that now has put us under a lot of pressure but in a way I'm glad we found out before it went any further as she could have caused untold damage just before the Contracts were exchanged by refusing to sign her Name...

Ordinarily I would ever dream of striking a Woman...but begrudgingly I'll make an exception in this case...:bigpaddle::gun3::biggun::tease::bootyshake::whip::thefinger: do I look as if I'm annoyed with her..........Nah, it might only look like that...

Mine are around $650 for the year. Home valued at $180k.

you keep living there. don't move up here.

i hope someday to get the hell outta here, to a cheaper area. with my crappy luck, that'll all go into the crapper and every state will bump up all taxes.
This particular town is low on taxes even compared to 5 miles away where our lot and the rail are. Mostly because there's no government to fund. We have a mayor apparently but it's a part-time gig or something from what I gather. The only real governance we have is the township and it seems to leave us alone because it also has part/most of the aforementioned town.

The low taxes allowed me to get more house. A $140k house in my former town was $2400/yr in taxes. Mortgage lower, taxes higher = basically a wash monthly. Except taxes never go away. At least once this one is paid I'll have lower taxes until I croak.

another tax lowering factor is, if the home is in a school district. no school district, no taxes.

Baloney.
That might be the case in Rhode Island, but everywhere else I've heard of, taxes automatically go to the schools. Hell, Tennessee even has (or had) a surtax on vehicle registration that specifically said it went to schools.

If you're talking about special levies that residents have to vote on, that's not part of your normal property taxes. They are temporary funding for specific projects or programs and have specific sunset dates. They're not allowed to be permanent.

Some counties have a wheel tax that funds schools, and any local sales tax revenue (the state is 7% anything over that is county specific) levied 50% must go to school funding. In addition some of the property tax must be allocated but I would have to look it up.
