Pay Cut?

Thanks buddy. The homes I was looking at didn't pass the sniff test or already sold so I'm not buying anything right now.

Best time to switch, IMHO. And use what was gonna be house money to get completely out of debt. Personal loan has been chopped in half and the car will soon follow once that's done.

any time buddy. sorry the house didn't work out for you:(. though it will give you more time to save for something better. i think your being smart getting completely out of debt before going into more debt and it will look better to lenders. that you have paid everything off and that your debt free.

No doubt. My debt to income ratio will improve dramatically, even by just paying the one loan off.

Not many homes catch my eye around here so I can easily wait.

yeah, sorry about the house. like you say, pay off your current debt, and stay debt free. work at the new job for at least one full year, before you reapply for a pre-approved mortgage.

something better always comes around, maybe more land, maybe a bigger garage or workshop/barn behind the house..????

then you too can insulate it and build it and heat it, like the duck.....

when it would be cheaper to buy a freaking k-1 (or propane) heater or two, a couple of ceiling fans, and wear a hoodie.............

Yeah things always work out. Even if I don't need a year at the job to get a pre-approval, I'll at least want that to see if the income is where it's claimed to be.

It'll probably take me that long to pay off both loans anyway. I'm not gonna go as far as eating ramen every day to get it done or anything. Lol.

Oh and if I get this Schneider job, it's located where I can look at properties with more land, lower prices, and a lower tax rate.

So is the creamery job I'll look into (they're only a mile apart) but I don't know if that pays enough. They're definitely hiring though and it's a small company. Could be a good change of pace from the mega carriers.

One of our customers half a mile from the Schneider lot is hiring too. They have all new trailers and trucks. Looks to me like they got tired of the crap trailers from companies like ours and decided to run their own freight.

Keep at least one revolving credit account open and active. Use it for groceries or gasoline or whatever and pay it off every month. I have no debt and a decent income, but a crappy credit rating because I have no credit. I pay cash for everything and it has hurt my credit rating.

I start with Schneider Intermodal on November 14th. They're putting me in the upper middle of the load pay range to start. It goes from $36 to $49. I'll be getting $43. They had a five day Monday thru Friday slot from 10pm to 10am so I took it instead of the four day Friday thru Monday 5pm to 5am hole. It's an extra day but extra money if traffic doesn't screw me and make it a wash. And I'll have some semblance of a social life being off weekends.

Yeah I have 6 credit cards so I'm good there. My credit is pretty good. It'll go up as I pay off what I currently owe but it's almost in the mid 700s per FICO.

don't close no accounts out as that will drop your score to. and use each one of them atleast once a year or they will close out on there own..

yes, i would, if i were as young as you, and no bills/house to pay for..???

as you age, you will slow down, it's inevitable anyway's.

best start slowing down now, get used to being a lazy fat ass like the rest of us.
You get more Paid with the Years,i rekon. I would do it
