I need a roommate

A new hardwood floor is costing me 10 k:mad: so you tell me if the extra pet deposits are worth it.:confused-96: I think not. People that want pets should be in a house then they can tear it up all they want;)
pet and security/damage deposits are very common up here. the renter loses them most times, as the owner always finds ways to make the renter pay for many things. but no, a $500 pet deposit nor a $1,000 security/damage deposit do not cover the full cost of damages.

in a rental, (to me) best to have tiled or linoleum flooring, both way cheaper than hardwood floors for sure.

Most time the renter takes the former tenants to small claims. If you have the time and even then I think the max is 5 grand

I take my tenants to court for damages if need be I do get judgments and garnish there wages also if they owe me. The max for small claims is 5000. And I hope that she don't think that she can hide I have all of her personal info and it's easy to run a skip tracer and find her:eek:

i agree with you that tile or linoleum would have been cheaper than hardwood flooring. do you want to know my thoughts on the subject:confused-96:?? i told em to paint the fucking floor :D i was livid:mad:..

i am "reasonably lucky", in that my house is all family. i do have hardwood floors in may rooms, my apartment having the most. in mom and sis's apartment, i have planking board floors. but i have them covered in carpeting due to the fact it would cost me big bucks to have the cracks and gaps filled in then resurfaced.

i'll let the new owner pay for that.

Same here we have hardwood floors all over our place and bamboo at that wich raises up the cost even more depending on what you want though we have tile in the kitchens and bathrooms. we have alot of area rugs to help prevent the floors from torn up as i would not want to fix them id'e let the next buyer deal with it:D almost everything in our house is wood since it's mission style. and yes you are lucky to have family living with you instead of a complete stranger that you never know what there gonna do to your place:eek:. and since it is a higher end rental hardwood floors are expected by most people along with high end appliances ect ect. i'm glad it's all done and i can stop having my heart attack:eek::D. playing LL can be a good income but it can also be a nightmare to!! but it's where the moneys at!!!

well i think i may have mentioned it a time or two, but "This Old House" was built in 1860. so i have massive support beams in the cellar and within the walls at the corners of the house and such. the hardwood floors are real wood, whatever type, i am not a wood expert, although i have been told "some" are oak.. the front hall, has a mahogany railing and balusters that go from the first floor up to the second.

so in it's original form the day it was built, it was a grand home. but over the century and a half, owners before my family did a few changes for the changing times, like linoleum flooring, lead paint over much of the wainscoting, and walls, and ceilings, and other woodwork. as well as lead paint on the exterior wooden siding and now the decades old asbestos shingles on top of that...it would be a massive restoration of epic proportions to bring it back to it's old glory, and be lead, asbestos free.

of which i have no desire to go into a hole to do such an undertaking life changing, bank account cleaning.

i'll let the next owner, most likely an investor, go into his bank account. since dad died, i have been getting such offers to sell, leave everything and just walk away.....

tempting, but i cannot sell till mom dies or goes into a nursing home. again, that is in her will, and i cannot break that.

yup you have said that your house was built in 1860. ours is fairly new since it's only two years old. i know that once it starts aging over time it's gonna start costing out the zazoo to fix if something should break!!! the property taxes are insane mortgage payments are as well but to a degree it's worth it. i think that a ceo or some wealthy real estate agent would buy mine since it is a 7 bedroom 8 bathroom it would have to be someone with a large family. i told my old woman once she passes i'm outta here!! the house will be sold turn key ready to move in with all of the furniture electronics right down to the pool toys is staying. only things i'm taking is personal things the rest can stay!! even though it's gonna be a hard sell i can't wait to get the hell on out i want out of commieforina before the big one hits:D:p. though where i am there still building new homes nothing less than 3 million:eek:

there are days, i could really use a home with 8 bathrooms.

my taxes, since i live here, are half cost. so i get a break there.

someone will buy this house, i get offers monthly (at least) from real estate buyers wanting to buy it "as-is", and just leave it alone and move out.

thing is, they will low ball me, this much i know. i will "hold out" for the highest money i can, when that time comes.

Yes,a guy that lives down at the bottom of the hill wants to move in.

We talk every now and again and he's complained how high his rent is for a one bedroom apartment that's without utilities. His apartment is very nice But also very exp.I asked him if he would be interested in moving into my house which he has seen a million times.Without hesitation he said yes.But has to wait till his yr contract is up which is January then he'll move in.

i agree with him on how high rents are and there not getting any cheaper. how much is a one bedroom there:confused-96:. it is good that he will be moving in and helping out you and your dad. personaly i would never rent again as i see it as just tossing money out the window. the only way i might rent is to see if i like an area for a year then after that i'm gone
